Password rejected, a verification code that won't arrive, or an account that's suddenly locked — and you can't start your day. Here's how to get back into Property Tree safely, in the order most likely to work.

Confirm you're on MRI's genuine Property Tree sign-in page (not a search-result or email link), then use "Forgot password" to reset it. Codes not arriving? Try another MFA method or wait and retry. WHY IT HAPPENS

Most sign-in problems are simple.

The usual causes are a forgotten or changed password, a multi-factor code that isn't coming through, an account locked by too many wrong attempts, or a browser hanging onto stale sign-in data. Occasionally people land on a fake or outdated login page from a search result and enter details that never had a chance of working. Work down the list below and you'll clear the vast majority of cases without needing to call anyone.

THE FIX

Work through these in order.

  1. Check you're on the real sign-in pageAlways open Property Tree from a bookmark you saved from MRI's official site, not from a link in an email or a search result. A lookalike page will never accept your credentials — and could be a phishing attempt. If in doubt, browse to MRI Software's site and follow their Property Tree client login.
  2. Reset your passwordClick "Forgot password" on the sign-in screen and follow the email to set a new one. Check your junk/spam folder if it doesn't arrive within a few minutes. Choose a strong, unique password you're not using anywhere else.
  3. Sort out multi-factor authentication (MFA)If a verification code isn't arriving or your authenticator won't work, choose an alternative method if you've registered one, or wait a moment and request a fresh code. Having a second method registered (for example an app and a phone number) means one outage never locks you out.
  4. Clear your browser cache and cookiesOld cached sign-in data can cause a login to fail or loop. Clear your browser's cache and cookies, then try again — or open Property Tree in a private / incognito window, which ignores that old data.
  5. Try a different, supported browserTest in an up-to-date Chrome, Edge, Firefox or Safari. If you can sign in there, the problem was your original browser's cache or an extension, not your account.
  6. Account locked? Wait, then retry or resetProperty Tree locks an account after several failed attempts. Wait a short while, then sign in carefully with the correct password or use "Forgot password". Repeated wrong attempts just restart the lockout.
  7. Still stuck? Contact your admin or MRI supportIf your account stays locked, you've lost every MFA method, or resets aren't working, your organisation's Property Tree administrator — or MRI support — can unlock the account and reset your MFA so you can register again.
Watch for fake login pages and reset emails. Property Tree accounts are a target because they sit in front of trust money and client data. Never enter your details on a login page you reached from a search result or an unexpected email, and treat any "your account is locked, click here to verify" message with suspicion — go to the site directly instead. If you think you entered your password somewhere dodgy, reset it immediately and tell your IT provider.
